<p style="">Cognitive Solutions, a manufacturer of hand-held UPC readers and label printers for retail inventory management, leased 42,628 square feet of industrial space at 4403 Table Mountain Drive in Golden, CO.</p>
<p style="">About 30 percent of the building's space is office, 30 percent engineering and production, with the remaining 40 percent used for warehouse and distribution. </p>
<p style="">The 149,762-square-foot building is within the Coors Technology Center. It features excellent loading via dock-high doors and drive-in doors, as well as a clear height of 32 feet.&nbsp; In order to accommodate Cognitive Solutions, the Landlord was required to add two additional dock-high doors and one drive-in door.</p>

<strong>Issues Addressed –</strong> APG Test Consultants was split between two facilities, one of which was owned and the other leased.&nbsp; A space consolidation was in the near future for APG, as well as the acquisition of additional space, however the firm was unable to effectively negotiate a deal that would allow them space in a building providing ample power distribution and air-handling systems for the production aspect of their business.&nbsp; Prior to hiring Rare Space, our client had entered into negotiations but had been unable to close a satisfactory deal.</p>
<p>
<strong>Solutions Created and Presented by Rare Space –</strong> Needing a facility able to handle a combination of office, production, and machine shop area, Rare Space suggested that APG focus on shell space that could be built out to fulfill specific company needs.&nbsp; Buildings which could handle the tenant improvements needed by APG were identified and toured.&nbsp; Being able to negotiate the appropriate electrical and air-handling needs became the biggest challenge.&nbsp; Once a building was selected, it was the responsibility for Rare Space to negotiate the unique tenant improvements into a turnkey lease.&nbsp; Subsequently, Rare Space was not only able to contract turnkey space, but it came in well under APG’s budget.</p>

<strong>Benefit to APG Test Consultants –</strong> APG, with the help of Rare Space, was ultimately able to consolidate their facilities into one state-of-the-art location that supported growth and improved efficiencies.&nbsp; The agreed upon lease terms were below market with turnkey improvements.</p>
